Bramblefield Estate
About the road
The Bramblefield Estate is an innovative and popular concept for Hartley. It was developed by the Billings Group (FC Starke Ltd) mostly in the early 1980s, but more recent is Portland Place which was built in 2001 on a little used part of the station car park. The mixture of just over 200 maisonnettes, flats and bungalows, are held on licence from the company. They are sold at a low price, but have to be sold back to the company at a similar low price. This arrangement has proved to be very popular and has a waiting list of hundreds. Included in the development is a large car park (2016 price - £3 all day), the construction of which led to a precipitous fall in local bus patronage.

A century ago it was farmland, the corn stood high right up to the station. The walk along the footpath from Longfield to Fawkham Valley Road would have been quite different to today! The first house built here was Bramblings in 1953, by Sam Toy (1923-2008). He was an executive with Ford UK who became managing director from 1980 to 1986. During his tenure Ford reached record sales and launched the Sierra. His car with its personalised numberplate was a familiar sight.
Mr Billings certainly had to wait a long time to develop this land, which he bought in 1950. In 1953 he applied to develop most of the land on this side of Ash Road between the Station, Castle Hill and Fawkham Valley Road. All of this was refused, except Old Downs road. In 1965 he applied again, this time he promised a landscaped site, shops, parking for 1,500 cars and possibly offices. A fifth of the houses would have been for rent. Portland Place is later, the last phase of 28 flats being granted planning permission in 1999 (application SE/99/891)
Along with the rural parts of Hartley, Bramblefield has no mains gas, the properties are all electric storage heating.
The land was once in Longfield Parish, but is now part of Hartley, thanks to the adjustment of the parish boundary in 1987, which made the railway the boundary with Longfield. However the estate is still in the ecclesiastical parish of Longfield, and the survey for the Hartley Parish Plan in 2005 found a majority of the residents identify more with Longfield which is just over the railway bridge.
Cavendish Square, Bramblefield
Bramblefield will soon see considerable change. In 2013 the Billings Group got planning permission (2013/2032) to build 72 new units, consisting of 4 one bedroom wheelchair flats, 26 one bedroom flats and 42 two bedroom flats. This will be achieved by a mixture of building up over existing houses, and replacing garages with a row of mews houses. The centrepiece will be a new block with a central meeting space called "Berkely Square" which will be built upon part of the current carpark and adjoining garages.

statutory allowances were made. For some reason the 1956 register contains the rateable value for the properties as it would
have been in 1939.
