Hawthorns is at the entrance to the Wellfield Estate, the green at its entrance probably the biggest open space in the development.  Hawthorns is probably a descriptive name for what the land looked before, was built in 1976, in common with much of the Wellfield estate. For many years number 6 on the corner with Pitfield was the only house in the road, the fact it is numbered 6 presumably means the council originally planned to build other houses before it.  The odd numbered houses 1-31 with other houses in Silverdale and Wellfield were built in 1985 as starter homes for those who applied to Sevenoaks Council.  Buyers either paid the full price, or some were entitled to a discount of about 10%.  The houses were built for the council by Rendell Partnership Developments Limited.

Historically, the future Hawthorns was part of a field called Care Field or Care Hill which was part of Blue House Farm. This farm burnt down in 1851; the house Mintmakers in Church Road was built in its place.

Most of the land bounded by Quakers Close, Ash Road, Church Road and Woodland Avenue was acquired by a firm of London Estate Agents, Payne, Trapps & Co Limited, in 1905.  They named the land the "Fawkham Park Estate" and laid out roads.  Payne and Trapps sold off the land in 25 foot plats, Hawthorns was made up of plots in Wellfield and Merton Avenue. Few of the original purchasers built houses but very few houses were built and the land became under used.  In both wars the government used emergency powers to plough the land for the war effort. Numbers 1-15 odd are built on a block of 10 plots bought for £126 in 1907 by William Clinch (1846-1911), a surveyor from Rosherville near Gravesend.  It appears the land was still in the hands of his executors when the council acquired it in about 1960.

The development of the land was complicated by the existence of individual plot owners, many of whom could not be traced.  Dartford Rural Council intended council housing to be located here as early as 1954 when they granted themselves planning permission to build here.  They did not intend to develop immediately but it put a block on private landowners who may have wished to build a house on their plot.

(1) Details of the type of house and the plot history. Plot histories include the ancient farms and fields with the earliest known date, also the name of the smallholding sold by Smallowners Limited at the beginning of the 20th century.
(2) Planning Permissions include the reference number, so more details can be seen at Sevenoaks Council. My records are not complete and I have not included refused or withdrawn applications.
(3) Before Council Tax the tax on residential property was called the rates. The registers for 1956, 1963 and 1972 are held at Sevenoaks Council. The rateable value given is the gross estimated rental value of the property, that is how much the Valuation Office thought people would pay to rent it, the rates were actually calculated on a lower value after certain statutory allowances were made. For some reason the 1956 register contains the rateable value for the properties as it would have been in 1939.
(4) Council tax is based on what the Valuation Office thought the property would have sold for in 1993. It is divided into 8 value bands.
