Hartley-Kent: BrambledownBrambledown is the oldest of the roads on the Wellfield Estate.  The first houses were ready by 1970.  The road consists of 26 houses, mostly in small terraces and an additonal 24 sheltered housing flats for the elderly, comprising 6 blocks of 4 flats each.  Later added was Viewpoint Court, these 6 maisonnettes replaced the old house of the same name which used to stand here somewhat incongrously in the midst of the more modern houses.  In 1975 and 1984 the Fawkham and Ash Archaeological Group found a late Iron Age / early Roman farmstead at the back of Viewpoint.  Their interesting report which is available at the Kent Archaeology website, contains pictures of Viewpoint the the estate in the process of being built, so Bramblefield can claim to be the oldest road in Hartley.

The road was built by Sevenoaks District Council as council housing.  Many have been sold off under the government's Right to Buy scheme, but some of these have been reaquired for the social housing sector.  As of January 2020, all 24 sheltered flats are owned by the successor to Sevenoaks Council, the West Kent Housing Association.  However when it comes to the houses, the Housing Association only owns 5 of the 26 houses now.  In 2025 the flats were being advertised at £810 per calendar month.

Hartley-Kent: Brambledown

Viewpoint Court

Also part of Brambledown with its own sub-address is Viewpoint Court, a row of 6 maisonettes built in 1985 on the site of Viewpoint, an older house which was not compulsory purchased when the estate was first built.  I am not sure when the house was demolished, but it is mentioned in the local press as still being there in 1981.  By 1984 Sevenoaks Council had acquired the site and planned to build 14 maisonettes here, being 1-6 Viewpoint Court and 28-42 (even) Pitfield.  The council entered into an agreement with Rendell Partnership Developments Limited in 1984 whereby Rendell would build the maisonettes, which would then be sold to people nominated by the council at the cost price of £23,750 for ground floor and £22,950 for first floor maisonettes.  Eligible purchasers would get about a 10 per cent discount on top, as for them Sevenoaks reduced the plot element of the price.  The cost to build was a constant £13,741.

Explanation:

This is information collected from various sources about the houses, divided as follows:

(1) Description - this has mostly been drawn from sale adverts and observation from the road.  Names of properties are included if the road is not numbered or the name appears as well as the number in the offical Royal Mail address.  Changes of name and the date, where known, are also included here.

(2) Building History - the date of construction is sometimes approximate as it is based on the property appearing in the electoral register or the subject of a planning permission etc.

(3) Rates and Council Tax - the rates registers for 1956, 1963 and 1972 are held by Sevenoaks Council.  I have included the gross rateable value, that is the amount it was thought the property could be rented out for.  For some reason the 1956 valuation is actually what the rental would have been in 1939.  The rateable value was then subject to certain statutory deductions and this figure is what people paid rates upon.  Council tax was introduced in 1993, the value was (and still is) what it was believed the property would have sold for on 1 April 1991.  However significant building works means it can be increased when the property is next sold and this is shown by "improvement indicator".
