Gresham Avenue

Info > Places > G-H
Gresham Avenue, one of the roads that links Church Road and Larksfield,  was one of the roads created by Payne Trapps & Co shortly after they  bought the land for their estate in 1905.  The origin of the name is  not known, but Payne and Trapps often used names not associated with  Hartley.

Unlike the other estate roads it saw no  pre-war development with the first four houses (Rowan, Hedgerow,  Fieldings and Windycote) not being built until 1954.  The rest of the  road has developed piecemeal since.  Development was more or less  complete by 1970 thanks to the short lived Land Commission.  In 1967  they compulsory purchased the remaining vacant sites in the road on the  grounds that development was desirable and then sold them on to  developers who built the houses.  This resulted in Homewood, Magda and  Whitefriars being built on the east side along with the houses Georgia  to Pendorric on the west side.  In more recent years the road has seen a  certain amount of infilling, it is worth noting that Sevenoaks Council  have started to allow larger houses in contrast to the bungalows which  make up the rest of the road.

Historically most of the road once formed part of Middle Farm in Church Road.  A few of the houses in the cul-de-sac lie on land that belonged to Woodins Farm, Church Road.  An old path from Church Road to the chalk pit where Caxton Close is today once crossed the future Gresham Avenue (see 1869 map).  Eventually the fields of Woodins and Middle Farm north of Church Road came into the same hands and were consolidated.  It was this 122 acres of land that Payne and Trapps bought in 1905.

The road has a 30mph speed limit imposed by the County Council of Kent (Restricted Roads) (Various Roads Hartley) Order 1973.  A weight limit was imposed in 1996 by the Kent County Council (Various Roads, Ash cum Ridley, Hartley, Longfield and Meopham) (Width and Weight Restrictions) Order 1996.  The road was repaired following winter weather damage in 2011 (Sevenoaks Council Joint Transportation Board 14.9.2011).

Information about the houses

Explanation:
1. Date of Construction is sometimes approximate.
2.   Plot  histories include the ancient farms and fields with the earliest   known  date, also the  name of the smallholding sold by Smallowners   Limited at the beginning of  the 20th century.
3. Planning Permissions include the reference number, so more details can be seen at Sevenoaks Council.
4.   Before Council Tax the tax on residential property was called  the   rates.  The registers for 1956, 1963 and 1972 are  held at Sevenoaks   Council.  The rateable value given is the gross  estimated rental value   of the property, that is how much  the Valuation Office thought people   would pay to rent it for a year, the  rates were actually calculated  on a  lower value after certain  statutory allowances were made.  For  some  reason the 1956 register  contains the rateable value for the  properties  as it would  have been in 1939.
5.  Council  tax is based on what the Valuation Office thought the  property  would  have sold for in 1993.  It is divided into 8 value bands.
