Culcroft, one of the roads on the Wellfield estate, was built by Sevenoaks Council as council housing in 1976.  In 1989 they transferred their housing stock in Hartley and elsewhere to an arms length body, the West Kent Housing Association.  At the time 14 of the 29 houses were in council ownership.  However as a result of the right to buy policy only 6 remain in the ownership of West Kent Housing Association.

The origin of the name is uncertain, but would appear to be based on page 45 of Reverend Bancks's book "Hartley Through the Ages" where he transcribes a 1392 deed which mentions Northfield and Culcroft (unfortunately the deed probably says Cutcroft).  The Culcroft of the 1392 deed did not relate to this land but actually "Court Croft", that is Manor Field and the adjoining farmland in Church Road.

Historically, the future Culcroft was part of fields called Care Hill and Haddocks (or Huttocks), which were part of Blue House Farm. This farm burnt down in 1851; the house Mintmakers in Church Road was built in its place.

Most of the land bounded by Quakers Close, Ash Road, Church Road and Woodland Avenue was acquired by a firm of London Estate Agents, Payne, Trapps & Co Limited, in 1905.  They named the land the "Fawkham Park Estate" and laid out roads, only some of which are the same today.  One that has not been retained was Porchester Crescent which included the land where Culcroft is today.  Payne and Trapps sold off the land in 25 foot plats, but very few houses were built and the land became under used.  In both wars the government used emergency powers to plough the land for the war effort.

The development of the land was complicated by the existence of individual plot owners, many of whom could not be traced.  Dartford Rural Council intended council housing to be located here as early as 1954 when they granted themselves planning permission to build here.  They did not intend to develop immediately but it put a block on private landowners who may have wished to build a house on their plot.

In 2022 the road saw one of the more unusual cases of flytipping when a full sized organ and a photocopier were dumped there, alongside the more normal sofa (Dartford Messenger 19.5.2022).

Explanation:

This is information collected from various sources about the houses, divided as follows:

(1) Description - this has mostly been drawn from sale adverts and observation from the road.  Names of properties are included if the road is not numbered or the name appears as well as the number in the offical Royal Mail address.  Changes of name and the date, where known, are also included here.  Area measurements can be done in a number of ways, so may get differing results.

(2) Building History - the date of construction is sometimes approximate as it is based on the property appearing in the electoral register or the subject of a planning permission etc.

(3) Rates and Council Tax - the rates registers for 1956, 1963 and 1972 are held by Sevenoaks Council.  I have included the gross rateable value, that is the amount it was thought the property could be rented out for.  For some reason the 1956 valuation is actually what the rental would have been in 1939.  The rateable value was then subject to certain statutory deductions and this figure is what people paid rates upon.  Council tax was introduced in 1993, the value was (and still is) what it was believed the property would have sold for on 1 April 1991.  However significant building works means it can be increased when the property is next sold and this is shown by "improvement indicator".

(4) Sales and Rents - mostly from property adverts and Land Registry records.  Of course those based on adverts may not be the price it actually sold for.  There are some cases of property valuations for mortgages from Dartford Rural District Council.  House price data 1995 to date produced by Land Registry © Crown copyright 2023.
